What buyers and sellers need from an agent's website

Most home searches start on a big portal, so an agent's own website has to do something the portal does not. Buyers want to filter quickly, see where each home sits, understand the monthly cost and book a showing without phoning three times. Sellers want to know what their home is worth and who will actually sell it. Both want proof that the agent knows the neighborhood, not just the price per square foot.

That means the search comes first. Filters for price, bedrooms, bathrooms, home type and area should be on screen at all times, the results should update instantly, and the map and the list should stay in step. Each listing needs the details buyers ask about at a showing: a floor plan, the year built, parking, heating and cooling, HOA dues and taxes. Sellers need a short, friendly valuation request rather than a "contact us" box.

How the demo handles it

The demo is Summit & Key Realty, a fictional brokerage in Denver, Colorado. The design is a clean property-search app in white, deep navy and a crisp blue, with a line drawing of the Front Range and the downtown skyline running along the bottom of key sections. There are no stock photos: each listing has its own line illustration of a bungalow, Craftsman, Tudor, modern house, townhome or condo, and the map is an illustrated plan of the city's neighborhoods.

The Buy page is the heart of the site. Twelve sample homes sit in a list beside the map, and a sticky filter bar handles price, beds, baths, type and neighborhood, with sorting, a grid or list view and a "saved only" filter for homes the visitor has hearted. Every home is a price pin on the map; select a pin and the matching card is highlighted and brought into view. The filters are written into the address, so a search can be shared, and the home page search bar lands on the same page with the filters already set. On phones, a floating button switches between map and list.

Each listing page shows the sample price, the neighborhood with "Address on request" instead of a street address, key facts, a floor plan, a facts table, highlights, notes such as sewer scopes or metro district taxes, and a mortgage estimate calculator. A book-a-viewing form sits beside the description, with the listing agent's name and number.

  • Buy: the map-and-list search with filters, sorting and views.
  • Listing pages: three sample homes with floor plans, facts, calculator and viewing form.
  • Sell: the three-step valuation request, what is included in a listing, and seller FAQs.
  • Neighborhoods: a clickable map and a short, honest profile of seven areas.
  • Agents: four agent profiles with areas, languages and licence placeholders.
  • Contact: a form that is prefilled when the visitor arrives from an agent or a listing.

Local SEO set-up for real estate agents

Every page carries RealEstateAgent structured data with the brokerage's name, logo, phone, email, opening hours and the neighborhoods it serves. Listing pages add RealEstateListing, the home itself as a residence with bedrooms, bathrooms and floor size, and an Offer with the asking price. The Buy page lists every home in an ItemList, and inner pages have breadcrumbs. There is no review or rating markup. Titles pair the property type with the neighborhood and city, which is how people search. On Google Business Profile, choose the real estate agency category, list the areas you serve and link the appointment button to the valuation page.

Country notes

USA

US English, dollars and square feet. Brokerages show their license number and an Equal Housing Opportunity statement, so the demo has both in every footer. If listings come from an MLS, the board's IDX rules decide what can be shown and how it is credited. Accessibility matters for ADA claims, which is why the demo is built to WCAG 2.2 AA.

Canada

Canadian English, dollars and often both square feet and square metres. Listing data from a board belongs to that board, so feeds and logos follow its rules. In Quebec the site must be in French as well as English, and brokers show their licence details.

Australia

Australian English, dollars and square metres. Agents show their licence and ABN, auctions are common, so listings need auction dates and price guides, and inspection times replace open houses.

India

Indian English, rupees with lakh and crore, and carpet area in square feet. RERA registration numbers belong on project listings, and WhatsApp is the main enquiry button.

Finland

Finnish and English, euros, square metres and a Y-tunnus placeholder. Listings show the housing company details, monthly maintenance charge and debt share, and the site should meet EU accessibility rules.

about a website for real estate agencies

Can the listings come from my MLS or portal feed?

Yes. In the demo the twelve homes are sample data in the page's own JavaScript, so nothing depends on an outside service. On your site the same search can read your own listings or an approved feed, such as an IDX feed in the US or your CRM's export elsewhere, depending on what your board or portal allows.

Why show a mortgage estimate on every listing?

Buyers think in monthly payments, not list prices. A calculator with the down payment, rate, term, taxes, insurance and HOA dues answers the first question before the showing, and it keeps people on your site instead of a portal. It is always labelled as an estimate, never a loan offer.

Will a valuation form bring in seller leads?

It is usually the best seller lead on an agent's site, because the visitor is already thinking about price. The demo asks about the home, the timeline and contact details in three short steps, so it feels lighter than one long form, and every request lands with your listing agent.

Do I need a page for every neighborhood?

Start with one guide that covers the areas you actually work, with honest trade-offs and links to the matching listings. Add separate pages later for the neighborhoods that bring in the most enquiries, with local detail that a template cannot copy.
